Getting Started

Use this page as your quick start checklist.

Step 1: Set Up Your Account

  • Add your signature (name, phone, and logo/photo if you want).
  • Connect Gmail if you want emails to come from your own address.
  • Check your plan so you know how many active leads you can run.

Step 2: Pick the Right Newsletter Type

Address Newsletter

Best for past clients/homeowners when you know their property address.

You need:

  • First name
  • Last name
  • Email
  • Property address

No-Address Newsletter

Best for new prospects when you do not know their address.

You need:

  • First name
  • Last name
  • Email
  • ZIP code

Step 3: Create Your First Lead

  • Open your Leads page.
  • Click + New Lead.
  • Choose Address Newsletter or No-Address Newsletter.
  • For address newsletters, click Check Address to pre-verify the property on Zillow.
  • Pick your monthly send day (1-28).
  • Save the campaign.
  • After your first campaign is created, the Leads page shows a setup-complete message with links to review the campaign, add another lead, or bulk upload more leads.

If Check Address comes back red, see Create Campaigns - Check Address for how to proceed. If you skip the check and Zillow can’t find the property later, the campaign auto-switches to a No-Address Newsletter.

Step 4: Know When the First Email Sends

The first email may not send right away. It depends on:

  • Your approval settings
  • First-send delay rules
  • Send window rules (Tuesday-Thursday, 11:00 AM-6:00 PM ET)

You can always check progress in Lead Details and Email History.

Step 5: Check Results on Dashboard

Your Dashboard has two parts:

  • Dashboard Health — top row of four cards: Total Leads, Lifetime Open Rate, Lifetime Unsubscribe Rate, Lifetime Spam Rate.
  • Warm Leads — a table of contacts who opened emails or clicked listings in the last 90 days. Use this to decide who to follow up with personally.

Easy Best Practices

  • Start with 5-10 leads first.
  • Keep your list clean (correct email + correct address/ZIP).
  • Check unapproved emails often.
  • After testing, use CSV upload to save time.
